For Sale By Owner

Can't afford to use a real estate agent to sell your home?  You can't afford NOT to!

The reason people choose to go For Sale By Owner, is to save the real estate agent's commission.  However, keep in mind that buyers that search FSBO ads know that the seller will be saving a commission by going the For Sale By Owner route.  Therefore, he or she is already deducting the commission off the top in order to get a "good deal" on your house! 

As a real estate agent, I'm always meeting buyers that purposely search FSBO ads because they believe that the house will be cheaper.  So if you are forced to deduct that commission anyway, why not have it listed with a REALTOR® and simply sell it quicker?

But just because you choose to use a REALTOR® and not try selling yourself, you shouldn't have to settle on paying a high commission fee.  See the link, "For Sellers" for more information.

FSBO's see Title Companies.

Sellers, here are just some reasons to use a REALTOR® rather than FSBO!

A REALTOR® provides tremendous more exposure, connecting to all other agents, through the Multiple Listing Service.

A seller is required by law, to provide disclosures, in writing, on lead-based paint, mold and pest issues, and must supply a Real Property Disclosure form that details the condition of the property. 

The seller must also provide a Home Owner's Association package that includes CC&R's, by-laws, minutes, budgets, and any lawsuits in progress.  In addition, the seller must disclose any information on highways, casinos, and landfills (contamination) that will affect the property.  In today's litigious society, it becomes imperative that all matters relating to the sale of the property be accurately and comprehensively disclosed. The REALTOR® would be responsible for all the above disclosures.

A REALTOR® provides security in allowing strangers into your home.

You do not need to be present to show the property.

The REALTOR® supplies a lockbox at your home so other REALTORS® may show the property. This lockbox automatically records the name and phone number of the agent that showed your property.

The REALTOR® has experience with the Title and Escrow process, to field any questions in that area that are unfamiliar to you.

The REALTOR® has an understanding of the current market conditions and property values.

The longer a property is on the market due to lack of extensive and quality exposure, it may be perceived the property has defects.

There is less emotion involved with questions regarding the property, and negotiating the sale, if the REALTOR® speaks to the prospective buyer.

The REALTOR® has relationships with Lenders and Escrow Officers, which can expedite the process.

If your REALTOR® provided the buyer, they will get the buyer pre-qualified with a lender, to insure the buyer's stability.

The REALTOR® provides an objective look at your home, and offers tips to make it more marketable.

REALTORS® provide quality and eye catching signage to insure high visibility, along with flyers with details of your home.
